The project in facts, figures and data
In Kelsterbach, a construction project is successfully underway on the former parking lot along Staudenring and Berliner Strasse. Three multi-storey residential buildings are being constructed, with construction and real estate service provider Implenia completing the shell construction work one month ahead of schedule in December 2023. Completion of the residential project is planned for the end of 2024.
The project in an attractive location between Frankfurt and the airport comprises 63 apartments (60-100 m²) in three buildings, which are connected by an underground garage with 88 parking spaces. The partially public inner courtyard will be lavishly landscaped. There will also be five outdoor parking spaces with charging facilities for electric vehicles and bicycle boxes.
Challenges
The effective management of a construction site is a complex and demanding task. A large number of trade sequences must be carefully coordinated, taking into account numerous upstream and downstream work steps. If planning is carried out during construction, a high degree of flexibility and adaptability is also required in order to be able to react to frequently occurring changes. In this network of dependencies, even a single factor, such as the late approval of plans or the failure to call off finished parts on time, can lead to considerable delays in the construction process. Traditional methods of construction site management, which are often based on paper-based planning and manual documentation and are therefore prone to errors, can hardly cope with this complexity.

Solution with specter
The Implenia team led by Waldemar Deines wanted to break new ground on the "Wohnen am Kelsterbach" project to deal with the complexity of the construction site: they used specter.
specter facilitates construction site management in various areas: from (1) dynamic weekly planning and management of the trades, to (2) material call-offs including order documentation and (3) communication in meetings using various overviews.
